I was planning on being my own contractor for the house we just built....bank quickly shot that down, they wouldn't lend me the money if i wanted to build the home on my own, i even tried to register as a builder with the TRCC and the bank said, no.....Texas State Bank and all other mortgage companies said the same....
My boss was thinking about building homes, and i was thinking about building a home, so we helped each other out, only problems i had was his jackass partner trying to tell me what what right and wrong, what stuff i should do in my house....get ready for overages because women are notorious for changing their minds...again, and again, and again....
I love my house, there is now way i could get what i have in my home from a pre-existing home...I copied some plans from several people, exterior colors and stone trims, i love spanish tile roof and i added that to the plans i "borrowed", but my home is built for my and my family....and yes it is a bit more expensive, but you get what you pay for.....
Now im trying to build a Palapa and I need plans to show the community building committe, fancy name when its just Dr. Sandoval and his son, what it is that i am trying to build....somebody on here does plans right....
And its my first home, but i hate moving and im staying here for the foreseable future, my wife and i moved into several apartments withing a one year period, sucks...when kids move out, im moving to the country, always wanted my own private fishing lake to learn how to fish....i fish but dont know what the hell im doing...

Well recently TRCC started something new that i hope will help out somepeople living outside city limits, TRCC is now doing inspections on those new homes being built outside of city limits where there used to be no inspections....i met a couple of shady builders in my research for homes.....and one in particular lowered the price of his bid significantly simply because i was outside city limits....dude thought i would be jumping on his offer because of the discount....
RPM if you do plans, have you ever done plans for a Palapa, inche doctor O.G.T. wont let anyone build a doghouse without seeing plans first....

I draft whatever it is that you want...you sketch it ill draft it....if i design it, its more expensive...ive never done a Palapa though.....but I have seen some go up during construction and there pretty dam nice...mainly Palapas over at the SPI jobs we do....

Ok, since we go way back email me. I can hook you up with some people that will help you get an affordable house. One quick warning. Go fixed mortgage, stay within your budget, and remember this only has to be your starter home. Homes are an investment. I bought my house in Edinburg near the new so-called mall and the hospital. Location matters! The value of the appraisals in the area jumped almost $30,000 in less than 3 years. I bought this house with my wife and we are now going to use it to move up to a new class of home. If anyone is interested, there is this Sitterle development in north edinburg and the homes are awesome. Its a buyers market (with good credit) and you should be able to get a great house for lower than normal cost. thanks a lot bro I might do that. as for now like I said we found a nice home in Pharr and its supposedly priced lower than its worth, so it might be a good investment. everyones been telling us about the fixed income so we'll make sure to go for that. the best part about it is theres a full court basketball park right across the street!

That basketball park might be a good and bad thing....ponle que you can play ball till you fall, but what about them crazy dudes that play, lose and get pissed, start acting wild....what about the times people drive up to the basketball park and park there rides in front of your house, blocking your driveway....what about when this park gets old and decrepit...its gonna be an eye sore....and anything right now is worth more than what people are asking for them, buyers market....
dont let school district's govern where you live, if you really want your kids to go to a good school just enroll them in whatever school you want them to go, either use someone else's address or pay the district tuition, check the local board policies of each school district, some have to where if you dont want your kid to go to the district you belong too you can register them to another school district and the State gives that said district the funding for that child....

Look for foreclosed homes. there was a $350,000 home that went for $200,000 in north mcallen. I know a coach whose home foreclosed. He bought it for 85K. I think the house foreclosed for 65k. The needed to get rid of the note.

thats exactly what i was going to say... If its a starter home.. think of it as an investment... the Pharr area has some nice houses well detailed, for a low price... i have a link clarkandclarkrealtors.com/ go to MLS search on the right side... then just push the Mcallen link, then push the city in the mcallen area such as pharr then push search...

i took real estate law classes in college for electives...
Rule #1 Get a lawyer... they have thier who look out for them... you should have yours... its only about 500 fro a lawyer to look over your contract and discuss the options you have... but it is well worth it... $500 on a otential $100000 investment is worht it... another thing... make shure you get ann appraiser over at the house.. wil cost you some more$$ about $200 but at the rate the houses are devaluing at this time a realtor ill still try to sell a max price... another thing.. get your own realtor if the house is being sold through a realty company... remember the owners hired the realtor so if you call the # on the little post outside on the yard they will be looking out for the ppl who hired them... which is not you.. if you have your own realtor they can often bargain down the price much faster than you could ever imagine.. Make sure you pay for an inspection... even though they tell you the hose has been inspected or built recently yo stil need to spend the extra $$ to hire your own inspector... if he finds problems or questionable building standards which could pass code but only at the minimum, you could use it to your advantage to lower the price by saying that since minimum code was meet and only minimum code yo can for see future problems... another thing... if the house is being sold with appliances and you have your own yo can ask to get them removed and then lower the price of the house the difrence(but of coarse it will be much more than the actual cost)
i have other lil things that can help yo out .. oh i memberd another one... get your own surveyor so that yo can know the exact boundaries of the house if it is out in the country .. if yo plan to buy in a subdivision then the boundaries wshould be well defined... but yo stll need to know the easements/// such as ally ways, and road easments which can take away part of your front yard in the future... this should be all in the PLAT.... ask the realtor to give you one or yo can find it in the county records office...
last thing... READ THE RESTRICTIONS CAREFULLY.... you should discuss this with a lawyer if yo do not understand anypart of them...
Rule or Thought... the longer the Restrictions , the better naieborhood your buying into... such as.. no parking cars on the front road.. (my pet peeve), they can go into detail such as how many trees must be planted, what kind of grass must be placed... ect...
